Do you take exclusivity on my villa?+

No. The standard agreement is 12 months with a 90-day exit notice on either side. You can keep owner stays, give friends and family blocks, or pull units off for personal renovation any time — just give us the calendar lead time.

How is your fee calculated?+

A flat 18–22% of GROSS booking revenue (the number the guest pays before our fee, after OTA commission and taxes). Cleaning fees are passed through at cost. Maintenance, replacements and capex are invoiced at vendor price with zero markup.

Can I keep my existing cleaner / pool tech / gardener?+

Yes. We're happy to manage and pay your existing trusted vendors on your behalf — many owners prefer it. If they don't meet our 5-star inspection standard we'll flag specific issues in writing and propose alternatives, but the choice is yours.

What kind of guest do you bring?+

Mostly couples and families on luxury, wedding, golf or honeymoon trips, plus VIP concierge clients booking yachts and private excursions. Average stay 5–7 nights, average party 4–6 guests, party-house bookings are screened out at intake.

How do you screen guests?+

ID verification, security deposit (refundable, $500–$2,500 depending on villa value), platform review history check, signed house rules with no-party / no-extra-guest clauses, and a pre-arrival WhatsApp call for high-value bookings. We've turned away bookings before — owner protection comes first.

What happens if something breaks during a stay?+

Guest calls our 24/7 WhatsApp line, we dispatch the right vendor within 2 hours during the day, 4 hours at night, photo-document everything, and you see the report and invoice on your dashboard the same day. Owner approval is required for anything over a pre-agreed cap (usually $300).

Will I have a fixed monthly income or is it variable?+

Variable — short-term rental income depends on season and occupancy. We can model a 12-month forecast against your villa's specific comp set before you sign anything, so you know the realistic range (low / base / high case).

Do you handle long-term and corporate rentals too?+

Yes — many owners mix short-term (Dec–April peak) with 1–3 month corporate or seasonal-snowbird stays in the slower months to keep occupancy high while reducing turnover wear. We'll recommend the mix based on your specific villa.
